Pemberton Austin Home Sale and Market Update

Recently sold in PembertonLocated just west of the University of Texas and minutes to Downtown Austin, Pemberton Heights was originally farm land that was developed in the 1920's and 1930's as a "well balanced" community of varied architectural styles.  Many historic homes grace the tree lined streets of Pemberton and this True Austin neighborhood has enjoyed enduring popularity.  Buyers who like classic architecture, larger lots and prominent, undisturbed, but well maintained testaments to early 20th century styleand grace, love Pemberton.  I always take vintage home buyers through Pemberton whether it is in their price range or not to show off Austin's smaller, but attractive stock of grander homes from the 20's and 30's. 

There were 8 recorded MLS home salesin Pemberton in third quarter 2010.   Sales prices in Pemberton ranged from $514,800 to $1,960,000 and homes spent an average 72 days on the market.   The median sales price of a Pemberton home was $975,000 in third quarter 2010.  Homes sold on average for 93% of list price.

Looking at year-to-date sales in Pemberton Heights, there have been 18 closed Austin MLS sales.  Prices have ranged from $415,000 to $2.33 million.  The median sales price in 2010 is $797,500 so far.  Homes spent an average of 71 days on the market and sold for 91% of list price.  In 2009, only 8 homes sold in the first 9 months of the year in Pemberton and they took an average of 98 days to sell.  The highest sales price during that time was $1,750,000.  So, more homes are selling in Pemberton this year, and they are spending less time on the market than last year. 

There are currently 18 homes on the market in Pemberton. The price of Pemberton homes for sale in Austin MLS ranges from $399,000 to $2.8 million.

Pemberton Heights is favorite West Austin Neighborhood

Originally a farm owned by a State of Texas Attorney General, Pemberton Heights, or "Pemberton" was developed in the late 1920's in Austin, Texas as a "well balanced community" for "cottages" and "mansions".  Cottages were originally advertised from $3,500 and mansions from $150,000.  Today those same homes easily exceed 10 times that amount in value with cottages priced from the $500,000's and larger estate properties into the millions of dollars. The location of Pemberton is north of Windsor Rd, up to Northwood Road, west of Shoal Creek across from the University of Texas area to Mopac Expwy.  Pemberton is 5 minutes from Downtown Austin and abuts Pease Park and Shoal Creek Greenbelts.

A number of architectural styles are brilliantly represented in Pemberton Heights. Styles range from  Monterrey Revival to Colonial Revival--from Art Moderne to Prairie, Tudor, Gothic, Mid Century Modern and Mediterranean.  Although many styles of home were built there from the late 1920's through the 1950's, the various looks blend in harmony on the leafy curvy streets.  Newly built homes are sprinkled in amongst the classics as well.  Some of these new homes reflect architecture from an earlier time while others are thoroughly modern and designed by some of Austin's premier architects.  Residents of Pemberton enjoy a convenient location and a sense of community, history and quiet not found in every vintage neighborhood.

Many homes in Pemberton have historic designations as many of Austin's most prominent and influential people have called Pemberton home over the last century.  Pemberton is within the Old West Austin Historic District which was added to the National Register of Historic Places in 2004.  American Planning Association included Pemberton as a "great place" neighborhood and Town & Country Magazine listed it as one of 25 "platinum addresses" in the USA.  Pemberton continues to be a desirable Central Austin address and a True Austin neighborhood in the heart of the city.
